link to the main CR Wiki article
Rent includes a subscription to a "Smart Home" service, consisting of remote locking and thermostat control, and for some properties, Ring: a video doorbell known to pose major privacy and security risks. This is a required subscription fee, and renters cannot opt out of any part of it.
Stealing renters' deposits
A complaint from the FTC quotes:

"The FTC also alleges that Invitation Homes has systematically withheld renters’ security deposits when they moved out of the company’s houses, including by deceptively and unfairly charging them for normal wear-and-tear, damages that existed before renters moved in, and even renovations. These charges were not renters’ responsibility and directly contradicted Invitation Homes’ clear representations to prospective renters that security deposits would be charged only for damage the resident caused beyond normal wear and tear."

"...Invitation Homes’ security deposit refund practices were far outside of national norms, with the complaint noting that, between 2020 and 2022, Invitation Homes returned only 39.2% of consumers’ total security deposit dollars collected, compared to the national average of 63.9%."

Mandatory Ring subscription in homes
I rent my house through Invitation Homes. An additional part of my monthly bill goes towards a subscription of the Ring camera which was already installed in the home when I moved in.

On February 10, 2026, I called the company's local support line, and I said I wanted to opt out of the Ring subscription. They told me it was part of my lease contract. I asked if I could request to opt out of Ring if/when I renew my lease with them, and they told me no because all locations are now requiring Ring, and it will be part of rent. This is part of their "Smart Home" features including remote thermostat and door controls via the SmartRent app.

I recorded this phone call, not sure if a trimmed version would be acceptable to attach. I also haven't looked up if everything here is true in writing. I'm not sure of all their locations are truly "Smart Homes" with Ring cameras, maybe the representative meant this will apply to all houses the company acquires from now on.

There have also been other renters who claimed they could not opt out of the Ring subscription:
https://www.facebook.com/groups/1138017807018960/posts/2078073659680032/
As a side note, OP mentions Invitation Homes has access to the Ring device's footage. I haven't seen proof or indication of this, because when setting up the camera, it is factory reset (it appeared brand new when I moved in), and I followed the flow of logging in with my own Ring account. I've only linked the Facebook post above to show that other people can't opt out of Ring.
"...Invitation Homes’ security deposit refund practices were far outside of national norms, with the complaint noting that, between 2020 and 2022, Invitation Homes returned only 39.2% of consumers’ total security deposit dollars collected, compared to the national average of 63.9%."

I'm not sure of all their locations are truly "Smart Homes" with Ring cameras, I recall that not being the case, but maybe the representative meant this will apply to all houses the company acquires from now on.

I rent my house through Invitation Homes. Part of my monthly bill goes towards a subscription of the Ring camera which was already installed in the home when I moved in.

On February 10, 2026, I called the company's local support line, and I said I wanted to opt out of the Ring subscription. They told me it was part of my lease contract. I asked if I could request to opt out of Ring if/when I renew my lease with them, and they told me all locations are now requiring Ring (as part of their "Smart Home" features), and it will be part of rent.

I have a recorded phone call with this conversation, but I haven't looked up if everything here is true in writing. I'm not sure of all their locations are truly "Smart Homes" with Ring cameras, I recall that not being the case, but maybe the representative meant this will apply to all houses the company acquires from now on.
Someone should rewrite this in a more editorial fashion. Right now it’s currently written in a way where it’s just screaming off into a void and while it does have citations it could be written in a better way. Someone should work on improving this. - Atsumari (talk) 08:46, 19 January 2025 (UTC)

Atsumari, please clarify what you mean by 'screaming off into a void'. Any constructive criticism is very valuable but this does not help me. I'd also like to contend the use of the tone warning on this page. Multiple admins have reviewed the format at this point and found no issue with the tone.
Hi; I believe I remember you talking in the appeal channel and one of the staff did say what my concerns were. Once those corrections are done, we can totally remove the tone warning. It was literally just formatting of some of the bullet points. It looks like you’re already working on fixing those so once that’s done, we definitely can get that taken off unless other staff have other concerns. Sorry for the delay in getting back to you. -Atsumari (talk) 14:51, 21 January 2025 (UTC)
IPO and "enshitification"
So, there's been news about Discord planning on doing an IPO. Chances are that the platform will be facing changes similar to that of Reddit, notably killing 3rd party and legacy client access to the platform. This IPO stunt also will bring with it ads. Keep a close eye on news surrounding the platform as time goes on, and make sure to post any new info you find to this topic if you do not plan on integrating it into the article itself.

This is absolutely not going to be a pretty state for the platform, which will be bringing in user traffic to the wiki, and specifically this article, so please also polish the article in other areas as well! :Update: One of the founders of Discord left in April and was replaced by the former Vice Chairman of Activision Blizzard and former president of King (Candy Crush).
:A bit that stuck out to me:
:"Fanning expectations of Discord going public soon and looking different in the future, Discord co-founder and CEO Jason Citron left in April. His replacement, Humam Sakhnini, has experience leading public companies, like Activision Blizzard. When Citron announced his departure in April, GamesBeat asked him if Discord was going public. Citron claimed there were 'no specific plans' but added that 'hiring someone like Humam is a step in that direction.'"
:The article is largely about Discord's co-founder, Stanislav Vishnevskiy, expressing concerns with enshittification. However, the new CEO being a former high-up executive from two exploitative game companies doesn't exactly instill confidence in me. Act-Blizz is quite infamous for doing a lot of anti-consumer practices- and remember that Discord was far from perfect before the change in leadership.
:I don't think the linked article is relevant enough to reference in this wiki article, but it contains some notable updates on the situation. - V (Vindicator4021) (talk) 23:57, 24 June 2025 (UTC)
An arbitration clause has been present in the ToS since 2017 as evident by this archive, therefor that section is inaccurate and should probably be removed and/or edited to reflect that.
The "direct link" to assist with account deletion seems like a security risk for the reader. The link is to a cryptic domain ( dis.gd ), not the primary one for this company. Anybody could edit that URL on the wiki, substituting one that lead to a malicious website. I think the link should be removed unless somebody knows how to make the link secure.
just me or is this shit kinda universal at this point? don't matter the platform, Discord, IG, whatever.
