Mandatory Ring devices in homes

I rent my house through Invitation Homes. An additional part of my monthly bill goes towards a subscription of the Ring camera which was already installed in the home when I moved in.

On February 10, 2026, I called the company's local support line, and I said I wanted to opt out of the Ring subscription. They told me it was part of my lease contract. I asked if I could request to opt out of Ring if/when I renew my lease with them, and they told me no because all locations are now requiring Ring, and it will be part of rent. This is part of their "Smart Home" features including remote thermostat and door controls via the SmartRent app.

I recorded this phone call, not sure if a trimmed version would be acceptable to attach. I also haven't looked up if everything here is true in writing. I'm not sure of all their locations are truly "Smart Homes" with Ring cameras, I recall that not being the case, but maybe the representative meant this will apply to all houses the company acquires from now on.

There have also been other renters who claimed they could not opt out of the Ring subscription: https://www.facebook.com/groups/1138017807018960/posts/2078073659680032/ As a side note, OP mentions Invitation Homes has access to the Ring device's footage. I haven't seen proof or indication of this, because when setting up the camera, it is factory reset (it appeared brand new when I moved in), and I followed the flow of logging in with my own Ring account. I've only linked the Facebook post above to show that other people can't opt out of Ring.
